Paver Cleaning and Sealing in Ave Maria, FL
Ave Maria is the newest community in our service area and the one that operates most differently from the rest. Built from scratch starting in 2007, every paver in this community was installed new — which means the maintenance story is driven by age of construction rather than decades of neglect. The oldest sections from 2007-2010 are now 15+ years old and in their second maintenance cycle. The newer sections from 2015-2020 are in their first. And the most recent construction is approaching the point where original builder sealers are wearing off.
What makes Ave Maria unique as a paver maintenance market is the rainfall. The community sits at the eastern edge of Collier County near the Big Cypress Watershed — one of the highest summer rainfall zones in Southwest Florida. Daily afternoon storms during rainy season move more water across paver surfaces here than in Naples or Bonita Springs, washing joint sand out aggressively and driving UV-degraded surfaces to fail faster than the same pavers would in a drier location.
Pro Tip:
If you moved into Ave Maria in the last few years and the pavers were already in place when you arrived — check when the community section was built. If your pavers are more than 3 years old and you’re not sure when they were last professionally sealed, assume they’re due. Builder sealers in new construction communities are thin and designed to get the property to closing, not to last 5 years.

What Ave Maria Pavers Deal With
- Intense summer rainfall — May through October daily storms are heavier in Ave Maria than in most of SWFL. This washes joint sand out faster, drives water into unsealed surfaces more aggressively, and requires more frequent joint resanding to maintain stability.
- UV fading — Ave Maria is an open community with less tree canopy than established markets like Fort Myers or Sanibel. Open exposure to full Florida UV means concrete paver color fades faster than shaded properties.
- Builder sealer wear-off — Original construction sealers in 2007-2015 sections are at or past the end of their effective life. These were thin, single-coat applications — not durable maintenance sealers.
- HOA appearance standards — Ave Maria takes community aesthetics seriously. The community's identity as a beautiful, well-maintained new urbanist town means paver maintenance is not optional for homeowners who want to stay in good standing.
- Irrigation system design — As a planned community, Ave Maria has systematically designed irrigation. Sprinkler coverage is thorough but concentrated in ways that can accelerate joint sand loss in areas with heavy zone overlap.
Why us?
Our Process for Ave Maria Paver Cleaning and Sealing
- Surface and construction age assessment — We note which phase of construction the property is from and what that means for the current sealer condition.
- Deep clean — Thorough pressure washing appropriate to surface age and condition.
- Joint resanding — Polymeric sand refilled in eroded joints. In Ave Maria's high-rainfall environment, this step is critical. Open joints here erode faster than in most of our other markets.
- Sealing — Two-coat water-based enhancing sealer. Ave Maria's concrete pavers respond well to enhancing sealer — the color restoration is noticeable in a community where many surfaces have faded significantly from original installation color.
- 48 -Hour protection.
Ave Maria Neighborhoods and Areas We Service
- Maple Ridge — One of the newer sections; original sealers nearing end of first cycle, joint sand loss from heavy summer storms primary issue.
- Del Webb Ave Maria — Active adult section with high maintenance awareness; regular sealing maintenance is the norm here.
- Coquina — Older original section, some of the first Ave Maria construction, now in second maintenance cycle.
- Silverwood, Bellera, Hampton Village — Residential neighborhoods across the full age range of Ave Maria construction.
- Town center and Ave Maria University campus — Commercial paver areas requiring scheduled maintenance around events and academic calendar.

Yet again, I continue to be very pleased with the Paver Protectors! These folks are my go to for anything related to paver/sidewalk cleaning and/or sealing. I have been using them for 6-7 years now and couldn’t be more satisfied. Adam C. was today’s technician and he was great! I would highly recommend Jeff and his team at Paver Protectors to anyone needing their pavers or sidewalks cleaned/sealed. 5 star service every time!

These guys did a terrific job! They had to level our pavers and so they had to lift all the pavers around the pool, add sand and then put all the pavers back down. They also replaced our 2 inch drain with a 3 inch drain which was a tough job to do! They arrived on time at 8:30 and were finished by 5pm.
They did such a good job that we have scheduled them to power wash and seal both our lanai and our driveway!
Thanks Larry and Dennis!

Alissa was very pleasant and helpful in arranging the cleaning and sealing of our patio pavers. She clearly answered questions and promptly prepared an estimate for me. Similarly, Junior was great to deal with at our home. He explained the process to me and discussed the timeline on when to use the patio after treatment. He took care in the cleaning of the pavers and application of sealer. He also checked if I had any questions. Our patio now looks refreshed with the more vibrant colours that previously looked faded. I am very pleased with the total experience with Paver Protectirs and would highly recommend them!
